I’m happy to share another Nob Hill sale at 1045 Bush Street. I originally sold this property in 2023 to an experienced commercial real estate family looking to break into the San Francisco multifamily market. Not long after taking ownership, they realized that apartment operations weren’t the best use of their time and decided to exit. We brought the property to market at the beginning of September and quickly secured a full-price offer from an investment group that already owned a large asset across the street. My seller is excited to close the chapter on their multifamily experience, and my buyer is equally excited to expand his Nob Hill portfolio and grow his unit count on Bush Street.

The property sold for $4,200,000, which represents a 10.8 GRM and 6.1% Cap Rate.
